Le ou la spécialiste au financement hypothécaire résidentiel bilingue est responsable d’assurer le suivi des dossiers hypothécaires une fois l’approbation accordée, jusqu’au déboursement des fonds. Son rôle consiste principalement à examiner la documentation reçue, effectuer les suivis requis auprès des courtiers hypothécaires et s’assurer que toutes les exigences réglementaires et internes sont respectées avant le financement. Cette personne joue également un rôle important dans la détection et la prévention des risques de fraude, tout en veillant au respect des obligations réglementaires en matière de conformité et de lutte contre les crimes financiers.
Main Activities:
On a daily basis, the incumbent will obtain and review required documentation with a strong emphasis on anti-money laundering (AML) and anti-terrorist financing (ATF) requirements, including but not limited to, income, down payment verification and client interviews. The incumbent will ensure that documentation adheres to corporate guidelines and will mitigate any concerns surrounding suspected misrepresentation when required. (35%)
On a daily basis, the incumbent will strive to ensure that mortgage files are in compliance with the Company’s established lending policies and procedures as well as ensuring that legal, AML and ATF requirements have been satisfied. (35%)
On a daily basis, the incumbent is responsible for time management of their deal flow in order to meet prescribed deadlines. Day-to-day the incumbent will make diligent use of reports to track and manage the flow of all deals funding for their team. (15%)
On a daily basis, the incumbent will communicate with internal contacts (underwriters, managers, administrators and mortgage sales staff) and external contacts (mortgage brokers and clients) to ensure transactions are processed in a timely and efficient manner in order to meet tight deadlines. The incumbent will provide the highest level of internal and external customer service while fielding mortgage broker and client inquiries. (10%)
On a daily basis, the incumbent will monitor changes to deals and update files as required. The incumbent must send correspondence to the appropriate parties apprising them of changes. The incumbent must also ensure that Quality Assurance requirements and Compliance review queries are dealt with in a timely and accurate manner. (5%)
Knowledge/Skill Requirements:
Completion of a post-secondary degree preferably in a financial field
1-2 years’ mortgage experience in the alternative mortgage market
Bilingual (English and French)
Sound thinker with the ability to multi-task; ability to handle multiple competing priorities

Job Complexities/Thinking Challenges:
The incumbent is responsible for bridging the underwriting stage of a file to the funding stage. The incumbent should be prepared to manage files of greater complexity at times. While individual tasks may vary in difficulty, the volume and speed of the workflow, the daily changes that can occur, and the need for frequent communication all demand above-average multi-tasking ability, presence of mind, and the ability to work under pressure. The incumbent is required to follow EQB guidelines in order to work through files efficiently and accurately however, many unique situations can arise and the incumbent must be able to react to and work through these situations. The incumbent must also understand the roles of the Quality Assurance, Fraud, Compliance, and Funding teams as well as be mindful of closing dates in order to successfully manage their files. Finally, the incumbent should make suggestions for improving the workflow process wherever possible.
Accountability
Incumbents operate under direct management, and their team’s performance is regularly monitored by the Manager, Residential Mortgage Fulfillment and Senior Manager, Residential Mortgage Underwriting. However, given time constraint challenges of the department, the incumbent will work with a fair degree of independence, and must think and react accordingly. Regular decision making pertaining to fraud mitigation, AML/ATF and FINTRAC guidelines as well as file management and maintenance is required.
Being an integral part of the mortgage fulfillment process while providing excellent customer service to Equitable Bank’s mortgage broker partners, the role will have a substantial impact on the success of the Single Family Residential department in reaching its strategic goals and other departmental objectives.

Physical Demands / Working Conditions
Normal office environment; however increased pressure at times, due to file complexity, dealing with suspected misrepresentation, high intensity fast-paced flow of business, maintaining mortgage broker service levels, meeting tight deadlines, uncooperative business partners, etc. Hybrid work is expected with 1-5 days in person depending on the level and seniority of the role.
